Roof Inspections in Downers Grove and the Western Suburbs

Free inspection with drone imaging, an on-roof walk, and an attic check. You get written findings and photos to keep.

Most Roof Problems Are Invisible From the Ground

A lifted flashing seam, a cracked boot around a vent stack, or a blocked soffit vent will not announce itself. By the time a stain reaches a ceiling, water has usually been moving through the roof assembly for a while.

A roof inspection tells you what condition your roof is actually in, and whether the answer is a repair, a replacement, or nothing at all. Royal Craft has been inspecting roofs across Downers Grove and the western suburbs since 1973. The inspection is free, and it ends with written findings and photographs you keep, whether or not you hire us.

What a Royal Craft Roof Inspection Covers

  • Drone imaging across the full roof surface, including slopes that are unsafe or impractical to walk
  • An on-roof walk of accessible slopes, checking shingles, ridge caps, and valleys
  • Flashing and penetrations: chimneys, skylights, vent stacks, and wall junctions
  • Gutters, downspouts, fascia, and soffit condition
  • Attic check for airflow, moisture, mold, and insulation
  • Ventilation balance between intake and exhaust
  • Written findings with photographs, and a straight answer on repair versus replacement

Attic condition is the part homeowners skip and the part that explains the most. Poor ventilation is what drives ice damming in a Chicago winter, and it shortens shingle life in July.

When to Schedule a Roof Inspection

  • After a storm with high wind or hail
  • Before buying a home, or before listing one
  • When the roof is getting toward the end of its expected service life
  • Before you file an insurance claim
  • Ahead of winter, while a small repair is still a small repair
  • Any time you see a stain on a ceiling, a wall, or in the attic

Storm and Hail Damage Inspections

Hail and wind damage is often invisible from the driveway. Hail bruises the mat underneath the granules without breaking the shingle, and wind lifts tabs that then lie back down flat. Neither leaks immediately. Both shorten the life of the roof.

We document what we find with dated photographs, so you have a record of the roof’s condition whether you act on it now or not.

Inspections Before an Insurance Claim

If you are considering a claim, an inspection gives you dated photographs and written findings before an adjuster ever gets on the roof. Our guide to filing a roofing insurance claim walks through what the documentation needs to show.

What You Get Afterward

  • Written findings with photographs, yours to keep
  • A repair-or-replace recommendation, with the reasoning behind it
  • If work is needed, pricing on site rather than a follow-up appointment
  • If nothing is wrong, we tell you that

Royal Craft is GAF Certified and carries a BBB A+ Rating. Work we do is backed by a 10-year workmanship warranty and lifetime product warranties.

Where We Inspect

Roof Inspection Questions We Get

How much does a roof inspection cost?

Nothing. The inspection is free, and there is no obligation to book work afterward.

Will you walk on my roof?

On accessible slopes, yes. Where the pitch, the height, or the roof covering makes walking it a bad idea, we use drone imaging instead. Steep slate and tile roofs are usually inspected from the air for exactly this reason.

Do I need to be home?

Not for the roof itself. We do need access if you want the attic checked, and the attic is where a lot of the useful information is.

Do I have to use Royal Craft for the repair?

No. The written findings and photographs are yours either way.

What if the inspection finds nothing wrong?

Then we say so. A roof with ten good years left is a roof with ten good years left, and telling you otherwise is how people end up not trusting roofers.
